With Kim's expert help I have both bought and sold a house. She is extremely
knowledgeable and highly ethical. Kim is a great listener and communicator knowing how to ask
the questions, ascertain the buyer or sellers needs and wishes and then create a plan and
follow through. She is extremely helpful in developing buying and selling strategies, amazing in
using marketing analysis, resources, and tools, very diligent in all aspects of professional
service, and exceptionally loyal as a customer advocate. Five stars does not begin to describe
or define Kim Geddis. I highly recommend her to anyone who may need an amazing realtor.

Our experience with Kim was perfect from start to finish. Approximately 6 years ago I was
looking to move from New Jersey to the Richmond area which is when I was first introduced to
Kim. At that point we had found a house from someone else to rent but she had made such a
great impression on us that, five years later, when looking to purchase, she was the first and
last person we spoke to. She had and still has such a great vibe. A very positive aura about
herself which we instantly fell in love with. My wife and i had done some preliminary numbers
and information gathering but Kim took it to the next level. We decided to use all of Kim's
associates throughout which worked out very well for us. All we had to do was find the perfect
home. Once we found the home, Kim was right there in our corner every step of the way making
negotiations smoother than i could have imagined. It was truly a blessing to have such a
wonderful person in our lives as our family took that next big step forward. Should we every
have the need to make any further decisions on real estate, she will most certainly be the first
and most likely person i will call. If you ever happen to read this Kim it has truly been a blessing
getting to know you and work with you. We are humbled to have had the opportunity to have
you as our realtor.

Kim is a wonderful agent which I would highly recommend to other clients. She is
professional, knowledgeable, friendly and patient cares about her clients and always have their
best best interest at heart. I'm so grateful for all her help and guidance stepping me through the

Being first time homebuyers, my husband and I were really nervous about starting the
process since we didn't know much about how it all works. Picking Kim Geddis to represent us
as our realtor was the best decision we could have made! Kim is absolutely amazing, she is a
kind, patient, and extremely caring. We just felt like Kim had our best interests in mind and we
trusted her, which we felt was really important during the home buying process. Throughout our
experience, Kim made a point to explain every single detail and the steps involved in buying our
first home and always made sure our questions were answered. She replied to phone calls and
emails promptly making us feel like we were her sole focus. Kim was also very accommodating
to my crazy work schedule and helped to work around it, making herself available when it
worked for both of us. Kim just made us feel well taken care of and made buying our first home
and amazing experience. I couldn't be happier with our new home and our decision to choose
Kim! We will definitely be calling her in the future if we ever decide to move!

We had looked for a new home for almost 2 full years. We had a very specific property and
new it would take sometime- but the realtor we originally had didnt seem to invest in what we
were looking for. That is where Kim came in. Within 6 months we have moved into our new
home! The key differences I found between Kim and our other realtor - 1. Listening- She
listened to our needs and wants and helped us actively search those out. 2. Attentiveness- Any
property we looked at was researched and she knew what we were walking into. This saved us
a tremendous amount of time and driving. 3. Closing- We had put previous offers on home with
our other realtor and nothing ever came to fruition. With Kim- she makes sure that you not only
understand the offer you are making but the entirety of the process. We were first time buyers
so the whole process was extremely intimidating. Kim made it simple and as painless as
possible! If we ever have to do this again- We will be using Kim- no questions asked

My family and I had been searching for a home for over 1 1/2 years. This is not the norm I
know, but we had special needs. The home had to have separation for my daughter and myself,
had to give us a craft room and had to have the right land for my horses and our pets. Now I
have to say that during the majority of that time we had another realtor and felt like we were
doing all the work. Kim listened to our needs and gave us the leads we needed to find the right
home. We were a challenge I am sure, but Kim stuck by us through all the this isn't right, that's
not quite it. She didn't get frustrated with us, or if she did she never let it show. With her help
and knowledge we found exactly the right house and when we found another offer had been
made, Kim guided us to get the best deal without going over our budget. We had faith in her
negotiating skills and experience to tell her to do what she felt best to help us to get the house
we wanted. She showed a great deal of patience and was friendly, yet professional. She
listened to what we said when a house wasn't quite right, and tweaked the search to be more in
line with what we were looking for. When we showed an interest in a house she knew what
questions to ask to make sure it would fit our needs before we went to look at it and was very up
front with conditions and layout. She traveled with us all over the Richmond area and never
flinched when we asked to look in Mechanicsville and then Amelia and Powhatan and
everywhere in between. she is well aware of market trends and what buyers are looking for. I
highly recommend Kim as your agent whether buying or selling your home. She will get the job
