During a “seller’s market” it would be tempting to think that you could market and sell your home yourself. Sure, this is possible; however, you will probably be selling for less, plus creating more work and stress for yourself.
We were preparing my mother-in-law’s house for sale and her neighbors across the street had just listed their home as well. We chatted about selling on our own. Their advice…get Kitty! It turned out to be a good suggestion. From the beginning, Kitty knew what features were important for the targeted buyer group and also the best comparable sales to determine our list price. Although she knew there was already interest in the property, her advice was to “let the market do its thing.” Our neighbor’s recent listing and successful closing actually set a new bar for the neighborhood in terms of sales price!
Unlike other realtors, Kitty was there, not only for several of the showings (and always asked other realtors for appointments so we knew when it was being shown), but also for the professional photographer, videographer, and various inspectors. Communication was constantly flowing.
When it came time to list on a Friday, Kitty spent all of Sunday (also Mother’s Day) afternoon at the darkened Liz Moore Building going over a sample contract line by line with us so we could be ready for Monday. The next day was wild. There were multiple contracts coming in and we watched Kitty use her skills like a master and were amazed. We knew we had picked a number one agent when we heard her explaining to the OTHER buyer’s agents why their contract was either strong or lacking. Don’t be fooled, Kitty is usually the kind-hearted “House Kat”, but she will also become a very tough and protective “lioness” for her clients.
In the end, we were rewarded both financially and health-wise (minimal stress and headaches) by using a highly professional realtor, and gained a lovely new friend. I’m sure, if you choose Kitty as your selling agent, you will too.
