Getting Started
First, we’ll need to discuss where you would like to live, and what community amenities are important to you. If you’re from out of town, we’ll need to acquaint you with our neighborhoods. Even if you’re local, it generally makes sense to begin at the neighborhood level. This is the time to consider schools, commuting distances, and other priorities. We have developed our exclusive Liz Moore Neighborhood Comparison matrix to help you narrow down your choices. Our agents know the local communities well, and pride themselves on helping you select the ideal home.
Dream Home
Once you’ve decided on two or three neighborhoods that you like best, it’s time to focus on the type of home you have in mind. Detached or condo? How many bedrooms? Our interview is the most thorough in the industry, and will help your Liz Moore agent focus your search on properties that truly meet your needs.
Financing
Next, it will be important to decide how much you want to spend, so that we can establish a realistic price range for your search. We recommend a “pre-qualification” call with a local lender before you begin to house hunt, to answer your questions and help you determine an initial price range within your comfort zone. Get The Scoop
Now the fun begins! Using the latest technologies and good old-fashioned legwork, we will employ every tool available to us to identify properties that match your wish list. Our Common MLS Abbreviations “cheat sheet” is a client favorite for deciphering REALTOR-speak!
If you’re in town, we can preview current listings in our state-of-the-art media room so that you can refine your search in “real time” and determine if you are actually interested in viewing the property. If so, we’ll set up private viewing appointments of the properties that most interest you. Use the exclusive Liz Moore Home Comparison Worksheet to help you with the decision making process.
If you’re beginning your search long distance, we will set you up to receive automatic e-mail alerts of new listings that meet your criteria as soon as they hit the market. We also have an electronic relocation package available to help acquaint you with the local community. Both of these resources are free, and require no commitment on your part.
Closing
Once you have identified your final selections, we will offer our expertise to help you create a winning offer and negotiating strategy. We are students of the local market, and can leverage our experience to help you establish the right offer price and terms to fit your situation. Watching local market trends is one way that you can monitor inventory, prices and other metrics that will be an important component of your negotiating strategy when the time comes to make an offer.
We then go to work with your team (mortgage lender, home inspector, insurance agent, closing,etc…) to coordinate the dozens of details between contract and closing.
